Paying More Towards Principal Pays Off!

by The Peggy Graves Team

If you are like most people, you may feel as if you will be making a house and car payment for the rest of your life, but it doesn't have to be that way. With a little planning and discipline on your part making additional contributions toward the principal of a fixed rate mortgage can shorten the term and save you thousands.

For example, On a $175,000 loan, if you pay an additional $100 each month toward your principal, you can reduce the term of the loan by 5 1/2 years. An additional $200 each month by 9 years, $459 each month by 15 years! However, it is your responsibility to make sure the lender is applying the extra payment toward the principle and not taxes and insurance.

                                                            Current Payment                       Increased Payment

Principal & Interest                             $835.48                                     $935.48

Total # of Payments                                   360                                             294

Total Principal & Interest Paid            $300,772                                   $275,031.12

Interest Savings                                                                                     $25,741.68

Savings in Years                                                                                              5.5

Extra Principal Required to Payoff in 15 years                                     $458.97

Interest Savings                                                                                      $67,771.10
