Home Buying Expenses

Buyers may not be aware of the expenses involved in buying a home. Here are some things to be prepared for.

1. Down Payment - a typical down payment is around 20% of the purchase price. The larger the down payment you can afford to make the lower your monthly payment, and interest rate will be. However, there are mortgage programs that require little or no down payment. Just keep in mind that a lower down payment typically means higher interest and payment over the course of the loan.   

2. Private Mortgage Insurance (PMI) - Mortgage insurance reimburses the lender if you default on your loan. The amount of the PMI depends on the amount of the loan vs. the homes value and is typically added into your monthly payment. To remove PMI, you must have at least 20% equity in the home. You may ask the lender to cancel PMI when you have paid down the mortgage balance to 80% of the home’s original appraised value. When the balance drops to 78%, the mortgage company is required to cancel PMI.

3. Homeowner's Insurance - Your mortgage company will require you to purchase homeowner's insurance before finalizing the purchase of your new home. This assures the mortgage company you intend on taking care of the home and your intentions to pay the loan are good.

4. Taxes - You should be able to find out how much your taxes will be before buying a home. Taxes may include city, county and special school tax. Sometimes buyers can choose to have these taxes added into their monthly mortgage payment. Taxes may be pro-rated. Some neighborhoods may also have Homeowner Association Dues which are typically paid yearly and take care of common areas, community pools, etc...

5.  Earnest Money - To show a seller that you have serious intent to purchase their home, earnest money is put in escrow along with the offer. Typically it's 3%-5% of the price of the home and is applied toward closing costs or down payment. If you and the seller have come to an agreement and you back out of the offer without good reason, the seller may choose to keep your earnest money.

6. Closing Costs - A variety of fees will show up at or near closing and may include appraisal fees, title insurance, survey, attorney's fees and recording fees. Fortunately, new rules have made it clearer for buyers to understand these fees on the closing statement. This statement is prepared and presented to the buyer before closing. It is also recommended that buyers get a home inspection before purchasing a home, which is another added expense to be ready for.

7. Moving Expenses - If your "friends" can't help you move, hiring professionals can be expensive depending on how much stuff you have and how far you are moving. Be sure to keep this in mind and within your budget.

8. Furnishings & Appliances - Some sellers will agree to leave the refrigerator, range, microwave and dishwasher, depending on what you have worked out in the contract. If this is not the case, be prepared to purchase these on your own as well as any new furniture you want to fill the space. These items can be expensive.

9. Monthly Bills - Don't forget about set up or installation charges of water, gas, electricity, internet and cable T.V.

10. Maintenance - You may need to set aside money in your budget to purchase new lawn care equipment and tools.

Home Values Are Rising

Home values are rising in our area which is great news for sellers. Right now,  homes priced in the $100,000 - $200,000 range are selling very quickly, sometimes with multiple offers. There is actually a shortage of properties on the market which is driving up prices.
